How to read the price bands
Every band is a transaction range, not an asking-price range. Asking prices in the Klang Valley routinely sit five to twelve per cent above where a deal eventually closes, and the gap is widest on landed stock in a thin market. Where a per-square-foot figure is shown it is built-up area for high-rise units and land area for landed homes — the two are not comparable.
Budget beyond the purchase price. Stamp duty on the transfer runs on a tiered scale of 1% to 4% of the higher of price or market value, legal fees on the sale and purchase agreement and on the loan documents are separate, and the memorandum of transfer can only be perfected once the individual or strata title has been issued — on a new development that is often years after handover.
Tenure matters to your lender as much as it does to you. Freehold with an individual title is the simplest case; a leasehold title with a short unexpired term narrows both your buyer pool and your margin of finance, and a Bumi lot carries a restriction in interest that can only be lifted with state consent. Real property gains tax applies on disposal at a rate set by how long you have held and whether you are a citizen, a permanent resident, a foreigner or a company. Ask us before you sign, not after.
