Mont Kiara

Mont Kiara is the closest thing Kuala Lumpur has to a purpose-built expatriate suburb: a hillside grid of condominium towers wrapped around Jalan Kiara and Jalan Duta Kiara, with international schools, delicatessens and clinics filling the ground floors. Stock is almost entirely high-rise on strata title, built-ups run generous at 1,300 to 2,600 sq ft, and the older 2004-to-2010 blocks often give more space per ringgit than the newer towers with slimmer layouts. The rental market here is genuinely institutional — corporate housing allowances set the floor — which is why yields hold up better than in most KL prime districts even when capital values are flat.
